When many of their clients asked them to continue with the project and provide construction observation, the partners felt that they should take it one step further. With the partners' backgrounds in the construction field, construction management was not a new concept. Now your architect can design and build your project, giving you the reassurence that your getting the best possible end product.

SSA wants to work with you as your architect first and for most. They will generally not mange the construction of a project they have not designed. In addition, they are not expecting to build every project they design, either. The construction management concept was brought apon the increasing demand by their clients to continue with the project because of the comfort level that was achieved during the design process. By forming Searles, Stromski, Associates Construction Managers, Ltd. Then can offer management services to their clients.

The construction management process allows the client to become more invovled with the construction and aware of the actual costs. As the constrcution manager SSA provides you with a constrcution cost breakdown of every aspect of the construction. They will competitively bid each sub-contractor trade. You also have the choice of suppling names of sub-contractors that you have a relationship with to bid on the project as well. Once sub-contractors are selected the final contract agreements are made between you and the sub-contractors. SSA continues with the project working as your agent and managing the project on your behalf.
